Artificial intelligence isn’t just answering questions and writing emails—it can now help run a nearly $25 million Boca Raton, FL, mansion.

A waterfront estate that has just landed on the market for $24.995 million comes equipped with an extensive smart-home network powered in part by Josh AI, giving its future owner high-tech control over features throughout the sprawling residence.

The system works alongside technology from Lutron, Sonos, and Crestron to operate the home’s lighting, window shades, sound, and climate controls, among other functions. Security has gotten the high-tech treatment, too, with six cameras that can be viewed remotely.

But behind all of that technology is a decidedly glamorous home.

Located at 2401 Spanish River Road, the six-bedroom, 6.5-bathroom residence underwent a major transformation in 2024, emerging as a contemporary waterfront retreat that takes many of its design cues from the luxury hospitality world.

Kelly Brooks and Nick Malinosky of The Exclusive Group at Douglas Elliman are representing the property, which sits on nearly a half-acre and enjoys 150 feet of frontage on the Intracoastal Waterway.

The two-story home contains approximately 10,814 square feet of interior living space, while its total footprint spans 13,380 square feet. There is also an air-conditioned three-car garage.

Umber Architecture oversaw the home’s redesign, while Eric Dyer of Arthur Collection handled the interiors and Blazo Donev of BNK Construction served as the builder.

The finished product pairs a clean, contemporary aesthetic with an array of richly textured materials, using pale stone, warm wood tones, and large expanses of glass to create interiors that feel polished without distracting from the water just beyond the windows.

Throughout the main floor, 10-foot ceilings add to the home’s airy proportions, while walls finished in marmorino plaster introduce an Italian-inspired texture.

Stone also plays a starring role in the interiors.

Guests entering the home are greeted by a substantial foyer before reaching the oversized living and entertaining spaces beyond. A custom staircase cuts through the interior as a piece of architectural design in its own right, with stone incorporated into each tread.

The sheer scale of the main entertaining spaces provides plenty of room for hosting a crowd. The great room measures roughly 44 feet by 29 feet, while the separate living room is more than 32 feet long. A dining room spans approximately 21 feet by 20 feet.

Engineered wood and tile floors run underfoot, while built-in storage, custom closet cabinetry, an elevator, and a wet bar add to the lengthy list of interior features.

Naturally, a home designed with entertaining in mind has not skimped on its kitchen.

The approximately 30-foot-long space centers around Brazilian Casablanca quartzite, which adds dramatic veining to an otherwise streamlined room.

Custom cabinetry was devised so that sections can be concealed when they aren’t needed, allowing the kitchen to take on a cleaner appearance when guests arrive.

Miele and Sub-Zero appliances are integrated into the space, while a second kitchen tucked out of sight gives owners another area for cooking and preparation away from the primary entertaining rooms. There’s also a wine room, which can hold 214 bottles.

Upstairs, the primary bedroom was conceived more like a suite at a luxury hotel than a conventional bedroom.

Its bed appears to float within a wall of custom woodwork, while windows frame the water outside. The bedroom also has a sitting area and a balcony overlooking the Intracoastal Waterway.

The bathroom continues the resort influence with extensive use of Belvedere quartzite and separate bathing areas.

One section contains a steam shower, while another offers a soaking tub and vanity. Between them sits a large dressing area designed with the feel of an upscale boutique.

Five additional bedrooms are spread throughout the residence, including one on the main level.

Outside, the private backyard is arranged around a heated saltwater pool, with the Intracoastal Waterway providing the backdrop.

California olive trees were brought in as part of the landscaping, adding greenery around the contemporary architecture and extensive stonework.

A covered loggia offers a shaded outdoor living area, while a pergola, summer kitchen, and built-in barbecue turn the grounds into another entertaining space.

There are also multiple patios, terraces, balconies, and a deck, giving owners a choice of places to sit outside depending on whether they want to overlook the pool, gardens, or water.

The property comes with a private dock and ocean access, while both the seawall and dock were completed in 2024 as part of the wider work on the estate.

Additional features include a generator, tankless water heater, water purification system, and an attached three-car garage.

Altogether, the residence offers a particularly modern interpretation of South Florida luxury: Rather than relying on size and waterfront views alone, its redesign combines custom architecture, hotel-influenced interiors, and an increasingly coveted amenity at the very top of the housing market: technology capable of quietly operating much of the home behind the scenes.

And for a buyer willing to spend $24,995,000, the property’s AI system means commanding the mansion may require little more than asking.
